  • Increase image by moving to high-rise floor and accommodate growth.

Strategy:

  • Study the entire downtown Chicago market for high-rise space.
  • Negotiate directly with Mike Reschke, Chairman of Prime Group Realty Trust (at the time), to obtain top floor.
  • Create competition between two separate buildings’ top floors.

Benefits Achieved:

  • No guarantee of lease.
  • Termination right after the 5th lease year.
  • Concession package covered entire retrofit and relocation costs.
